RoatanHomeLocators will take good care of your tropical home and aggressively price and market it should you wish so. This will ensure that you get the best use, enjoyment and return on your investment. 

During the low season, it is possible to have a home sit empty for a longer time. This is not ideal. To insure your home stays secure and in pristine condition we offer various service packages. That way your home is well taken care of and ready for you and your guests to enjoy.

We guarantee you a top quality, trouble free service through our highly qualified and experienced hospitality professionals at a fair price. Our special competence is with North American and European clients and guests and the added requirements of homes in the tropics. Let us convince you.

1-Property Maintenance

Professional and reliable inspection, care taking, maintenance and management of your home and property, inside and out.

Basic Service Package

• Monthly regular thorough check up, inspection and general maintenance of property.
Includes: Security inspection, checking for damages, mold…, airing out of home, checking and running all A/C, running of all water outlets, cleaning and disinfecting toilets, checking cisterns, testing built-in appliances and lighting, inspection of gas system…
• Problem reporting, management and recommendations of necessary maintenance and repairs. Organizing necessary quotes and purchasing of work and materials. Supervision of agreed work, quality, schedules and costs.
• Cleaning and getting home ready for guest arrival (extra charge, see below)
• Payment of property related bills like electricity, water, cable, internet, home owners dues property taxes, insurance…
• Transparent and clear property maintenance accounting and monthly owners statement.
US$ 200 per month

VIP Service Package

• Services of the Basic Service Package above and additional:
• Every two weeks: Regular thorough check up, inspection and general maintenance of property (instead of monthly as in the Basic Package).
• Owner Welcome and Farewell Services: Organizing of complete home cleaning (before and after visit) garden spruce up, special pre arrival check up of home, airport transportation or car rental, basic grocery package. Costs for the actual cleaning, garden work, transportation/rental, goods… are billed separately. See Extra Services below.
• Annual A/C filter cleaning and maintenance.
US$ 300 per month

Extra Services

Cleaning - Home cleaning as required. US$ 30 per cleaning person/day. Minimum half day. Supplies and necessary cleaning utensils are separate at cost.

Pool Cleaning and maintenance - Depending on size and maintenance required. Starting at approx. US$100 per month.
Landscaping and Garden maintenance/work- Depending on the size and maintenance/work required.
New construction/build - Test all systems, handle warranty complaints and repairs and get the home up and in good running condition. One time US$ 500.
Extra ordinary Maintenance and Repairs - Actual Cost + 10% Management Fee.
Extra Services - on top of regular maintenance like purchasing additional furniture, shopping for food and other goods and extra ordinary work loads. US$ 30 per hour.
Further services can be added and a service package customized to your personal requirements.


2- Rental Management

Efficient, reliable and successful rental of your property.
• Promotion and advertising of your property and rental services (conventional and online). Marketing costs are included in the Rental Management price below.
• Response to inquiries. Communication with (potential) clients. Showings. Screening of rental applicants.
• Reservations and booking management including rental and lease agreements.
• Handling of rental money transactions and payments including rents, security deposits, fees, dues and taxes.
• Getting homes ready and welcoming for guest arrival.
• Check in and check out procedures including welcoming, information and orientation of guests.
• Organizing of additional guest services including airport transportation, housekeeping, cooking, tours, concierge services …
• Thorough home and property check before guest arrival and at check out before return of security deposit.
• Transparent and clear rental accounting and monthly owners statement.
20% of Rental Income*

* For rental incomes above US$ 2,000 per month, no Property Maintenance fee will be charged.

Extra Services

Check-Out - Guest departure process and professional general cleaning of property inside and out. Washing (bedding, towels, dishes…) and getting property rent ready again.

Per Check Out US$ 30
plus per Bedroom US$ 20

Extra cleaning efforts over the norm are no problem. US$ 30 per hour.
